The ‘Why’

·        Moving home is listed as the most stressful life event *

·        The average sale in England currently takes 6 months** and is fraught with uncertainty, heartache and frustration

·        A lack of information and precarious chains create and compound issues causing delay after delay.

Camino provides a refreshing, efficient and effective alternative

The compelling data:

·        Move without a chain and the chance of exchange is 76%*

·        Move in a ‘small chain’ of 3 and this chance drops to 44%*

·        Providing legal packs can reduce the timescale by up to 70%**

** Data from Moverly

  • Provide a legal pack and the timescale reduces.

  • Remove the chain and the certainty increases.

In combination these two factors dramatically improve both the certainty and speed of sale

The Camino Way: The four step path to exchange

1. Preparation

We meet with you to discuss your property, plans and timescale.

We outline a marketing plan, offering specific guidance to maximise the demand and sale price.

Your marketing material (photos, floorplan, EPC) are ordered by Camino using only the best local photographers.

Your legal pack is prepared and reviewed by your legal representative.

2. Marketing

The process of marketing is, simply, how to generate demand.

We fine tune your marketing plan analysing both the appeal and timing to achieve the maximum demand for your property.

When the time is right, we press go and launch on Rightmove.

A start date is set for viewings which we carry out on your behalf.

3. Negotiation

Offers will be presented to you with full disclosure as to the ability of the prospective buyer to complete the sale and meet the timescales.

With the legal pack available, many potential issues are overcome before the sale has even started.

We negotiate a sale, importantly in coordination with both sets of legal representatives, with a 6 week exchange and mutually agreed target completion date.

If offers are not forthcoming, then we’ll review feedback and the marketing plan with you to see what changes may need to be actioned to ensure success.

4. Sales process

With the legal pack already prepared, the buyer and their solicitor are ready to commence the process from day one.

We will be regularly reviewing progress to ensure the sale stays on track, keeping you fully informed along the way.

With the sale commencing without delay and neither party dependent on a chain, the mortgage, survey and conveyancing should be completed and ready to exchange in 6 weeks.
